What waterproofing work do you undertake?

We undertake waterproofing of roofs, terraces, basements and retaining walls, including excavation and external drainage where appropriate. The work can range from treating an affected area to renewing a waterproofing system and reinstating the finishes above it.

Every proposal starts with the property and the problem. We consider the existing construction, previous repairs, access and how water reaches the affected area before recommending the scope. Small repairs are welcome alongside more extensive projects.

How do you investigate where the water is coming from?

We start by asking where the problem appears, when it happens and whether it changes after rain or use of nearby plumbing. Photos, videos and a history of previous repairs can help us understand what needs investigating.

We have pipe inspection cameras and thermal cameras for walls. Where appropriate, these help us examine accessible pipework or identify temperature patterns that can guide further investigation. Thermal imaging does not see through walls or establish the cause of every damp patch on its own; the findings need to be considered alongside the condition of the property.

If the issue appears to involve pipework, we can coordinate our plumbing services as part of the investigation. Where the source remains uncertain, we explain any further checks or opening-up work needed before proposing a wider repair.

Is the initial inspection free?

We offer a free initial inspection of affected walls to assess the visible problem and discuss the next steps. Where useful, we can use thermal imaging to help guide the investigation.

Camera inspections inside pipes carry a fee. If further diagnostic work or opening up is needed, we explain the proposed scope and charges before proceeding.

Does the existing terrace need to be removed?

Not always. Where the existing tiles are firmly bonded and the underlying surface is suitable, it may be possible to prepare the terrace, install a compatible waterproofing system and lay new tiles over it. This can reduce demolition and disruption, but the extra height must be considered at doors, thresholds, drains and terrace edges.

Where tiles are extensively loose, the supporting layers have deteriorated or defects need to be exposed and repaired, lifting the existing finish may be the better approach. Drainage falls, movement joints and junctions with walls and outlets also need attention.

We assess the terrace before recommending the scope. Depending on its condition, the proposal may involve retaining and overlaying the existing finish, lifting and renewing the affected layers, or applying a suitable exposed waterproof coating. We explain what the proposed system addresses and any limitations. New tiles alone do not replace a waterproofing system.

Can you waterproof a basement or retaining wall from outside?

Yes. Where access and the construction allow it, we can undertake excavation to expose the affected external wall, prepare it for the specified waterproofing system and carry out associated drainage work. We also organise reinstatement of the areas disturbed by the work.

External access is not possible at every property. Boundaries, foundations, buried services and the condition of the wall all affect what can be done. We assess these constraints and coordinate specialist input where necessary before agreeing the approach. Excavation and drainage are planned as part of the project rather than assumed to be suitable in every case.

What if the problem also involves the roof or gutters?

Waterproofing may need to be coordinated with roof repairs or replacement, depending on the condition of the roof and the source of the problem. We can bring the work together under one agreed scope.

Where gutters or downpipes need attention, we also provide gutter installation, repairs and cleaning. We consider these related issues when assessing the property so the proposal addresses the work actually required.

Who puts everything back afterwards?

We take care of the complete job, including the making-good agreed in your proposal. This can include replastering and repainting affected walls, retiling terraces, and reinstating paving or garden areas disturbed by excavation.

Sotogrande Projects coordinates the different trades, including plastering and painting, so you have one point of contact from investigation through to the finished work. We plan reinstatement around the necessary drying and curing periods.

How do you manage access and keep me informed?

We use appropriate safety equipment and arrange scaffolding, cherry pickers or other suitable access equipment according to the property and the work involved. We plan protection of the surrounding areas and consider weather conditions when scheduling external work.

We keep you informed as the work progresses, often sharing photo updates and, where useful, short videos. This is particularly helpful when you are away from the property or the work is in areas you cannot easily see yourself. If opening up reveals additional defects, we explain the findings and discuss changes to the scope before proceeding with additional work.

Is the waterproofing work guaranteed?

Guarantee terms are agreed individually for each project, taking into account the work undertaken, the waterproofing system and the condition of the existing construction. We explain the coverage and any limitations in your proposal.
